A very common issue for our clients is related to Party Wall Matters. If your home shares a wall with a neighbour you are obligated to protect them and as such yourself from any issues that may arise during the construction process with a Party Wall agreement.

What are Party Wall Agreements?

The Party Wall Act is a piece of legislation that governs certain types of construction work. It’s there to ensure that both the homeowner and any of the adjoining owner/s are appropriately protected during the works. In most cases, loft conversions or extensions involving a shared wall will require this agreement.

This gives you and us, the right to do work on the shared wall. Depending on your final design, this may mean an extension or minor work to this wall. Sometimes this can result in a straightforward notice and letter of agreement between neighbours and sometimes a complete survey and draft of a full award between yourselves. The homeowner undertaking the works meets all the costs associated with such awards for all parties involved.

It is crucial to our timescales and the process of the build that these awards and agreements are in place before the construction period is planned and started. We are unable to undertake work until this is in place. We, therefore, encourage our customers to begin this process as soon as possible to avoid any delays.
